Terms of Service

The terms you agree to when you use SA Property Central. Free to use. No signup. No warranties on the numbers — they're indicative tools, not professional advice. Use a licensed conveyancer, planner, valuer, or broker for decisions that involve real money.

1. About these terms

SA Property Central ("the site", "we", "us") is operated by a sole proprietor in Adelaide, South Australia. By accessing or using the site (including any tool, blog post, suburb guide, or other content) you agree to these terms. If you do not agree, please don't use the site.

2. The site is free, no signup

All tools and content are provided free of charge. There is no subscription, no paywall, no signup. We may introduce optional paid features in the future; if so, this clause will be updated and any paid feature will be clearly marked as such.

3. No professional advice — the most important clause

Everything on this site is general information only. It is not:

  • Legal advice (use a licensed SA conveyancer or solicitor)
  • Financial or credit advice (use a licensed financial adviser or mortgage broker)
  • Planning or development advice (use a SA-registered town planner)
  • A property valuation (use a Certified Practising Valuer)
  • Tax advice (use a registered tax agent or accountant)
  • Building or pest advice (use a licensed inspector)

The tools produce estimates and informational outputs based on publicly available data and standard formulas. They are useful for sanity-checking and orientation. They are not a substitute for professional advice tailored to your specific situation. Always engage appropriate licensed professionals before signing contracts, making offers, or committing money.

4. Data sources and accuracy

The site combines several data sources, including:

  • The SA Valuer-General's open quarterly median sales data (data.sa.gov.au)
  • The SA Planning and Design Code (PlanSA — zones, overlays, TNVs)
  • RevenueSA stamp duty and land tax brackets
  • OpenStreetMap geocoding (via Nominatim)
  • Hardcoded fee, formula, and policy reference data transcribed from official sources

We make reasonable efforts to keep this data current — for example, the planning polygon files are refreshed annually or after significant Code amendments. However, government data can change without notice, transcription errors are possible, and the simplification we apply to large datasets (for speed) may produce edge-case mismatches. We do not warrant the accuracy, completeness, or currency of any information on the site.

5. Known limits

  • Geographic coverage: metropolitan Adelaide. Addresses outside the metro bounding box receive a fallback message or estimated result that should not be relied upon.
  • Easements and title-level encumbrances are not in the open PlanSA dataset. They appear only on the property's Certificate of Title and in the vendor's Form 1 disclosure.
  • Pricing tools apply transparent multipliers to the real suburb median. They are not registered valuations.
  • Calculators use standard formulas and current published rates. Rates and brackets can change; always cross-check the latest figures with the relevant authority (RevenueSA, ATO, your lender).

6. Acceptable use

You may use the site for personal, non-commercial property research, including printing or sharing results with your conveyancer, broker, or family. You may not:

  • Scrape, mirror, or republish substantial portions of the content or data without written permission
  • Automate access (e.g. bots, headless browsers running at scale) in a way that imposes unreasonable load on the site or upstream data providers
  • Use the site or its outputs to mislead consumers — for example, you must not screenshot a tool result and pass it off as a registered valuation
  • Reverse-engineer or extract the underlying datasets for commercial republication
  • Use the site to violate any law, including consumer protection, privacy, or property marketing legislation

7. Intellectual property

The site's design, code, written content (blog posts, suburb guides, glossary), and curated datasets are © 2026 SA Property Central, except where otherwise noted. Underlying government data (PlanSA polygons, Valuer-General statistics, RevenueSA brackets) remains the property of its respective publisher and is used under their respective open data licences.

You may link to any page on the site without permission. Short quotations with attribution are welcome under fair dealing. For longer reproduction (e.g. embedding a tool, republishing a guide), please contact us.

8. Third-party links and services

The site links to and queries third-party services including data.sa.gov.au, plan.sa.gov.au, revenuesa.sa.gov.au, OpenStreetMap, and others. We are not responsible for the content, availability, accuracy, or privacy practices of those third parties. Your use of those services is subject to their own terms.

9. Commercial relationships and sponsored content

SA Property Central may, now or in the future, host property listings, agent profiles, advertising, sponsored placements, or earn referral fees from real estate agents, lenders, brokers, conveyancers, or related businesses. Where any content, listing, or placement on the site is paid for or carries a commercial relationship behind it, we will mark it clearly (for example, with a "Sponsored", "Listing", or "Advertisement" label) so it can be distinguished from independent editorial content.

Our editorial tools — the price estimator, zone & subdivision check, Form 1 decoder, true-cost calculator, mortgage and borrowing-power tools, school-zone check, and the suburb / glossary / blog content — produce their numbers and recommendations from official SA Government open datasets. The outputs of those tools are not influenced by paid placement, and we will not bias the math to favour a paying agent, lender, or listing.

10. Disclaimers and limitation of liability

To the maximum extent permitted by Australian law (including the Australian Consumer Law where it applies):

  • The site is provided "as is" and "as available", without warranties of any kind, express or implied.
  • We do not warrant that the site will be uninterrupted, error-free, secure, or that outputs will be accurate or fit for any particular purpose.
  • To the extent permitted by law, our liability for any claim arising from your use of the site is limited to AUD $0 (zero) — reflecting the fact that the site is free and provided as a public-interest information tool.
  • You are solely responsible for any decisions you make based on information on the site, and for engaging the appropriate licensed professionals.

Nothing in these terms excludes, restricts, or modifies any rights or remedies you have under the Australian Consumer Law that cannot lawfully be excluded.

11. Indemnity

You agree to indemnify and hold harmless SA Property Central and its operator from any claim, loss, or damages (including reasonable legal fees) arising from your misuse of the site, breach of these terms, or violation of any third-party right or law.

12. Privacy

Your privacy is covered by our Privacy Policy, which forms part of these terms. In short: we collect almost nothing, and what we do collect (Google Analytics) is opt-in via the cookie banner.

13. Changes to the site or these terms

We may add, change, or remove tools, content, and features at any time. We may update these terms at any time; material changes will be reflected in the "Last updated" date at the top, and significant changes will be highlighted on the homepage for at least 30 days. Continued use after a change indicates acceptance.

14. Termination

We may suspend or block access to any user who breaches these terms or whose use causes harm to the site or its other users. You may stop using the site at any time — there is no account to delete.

15. Governing law & jurisdiction

These terms are governed by the laws of South Australia and the Commonwealth of Australia. You and we submit to the exclusive jurisdiction of the courts of South Australia for any dispute arising from these terms or your use of the site.

16. Contact

Plain-English summary: we built this to help. We don't charge you, we don't sell your data, and we don't run ads. In return, you accept that the numbers are indicative — use a real conveyancer, valuer, planner, or broker before you sign anything that matters.
