The Historic Area Overlay — Unley's defining feature
Unley council has the most extensive Historic Area Overlay coverage of any metro Adelaide council. Roughly half the residential streets in the council area sit inside it. What it triggers:
- Demolition of contributory items rarely approved
- External alterations need council consent against the Historic Area design guidelines
- New builds on existing blocks must echo the streetscape (proportions, materials, roof pitch)
- Front fences, render colour, even window types can need consent
Read our heritage listing guide for the renovation cost reality (20–35% premium on external work, internal usually unrestricted).
Unley's three retail strips — different rules
Unley Road — Suburban Business
Mixed-use, ground-floor retail with residential above. Building heights typically 3–4 levels. Vibrant restaurant strip from Greenhill to Cremorne.
King William Road — Business Neighbourhood
Lighter zone than Unley Road. Smaller-scale retail, hospitality, professional services. Heights typically capped lower to protect the village character.
Goodwood Road — Suburban Business + Urban Corridor in places
The mixed-use main road through Goodwood, Wayville, Black Forest. Higher density allowed than the residential side streets.
