A 13 km beachside suburb with its own train line, jetty, retail strip, and one of Adelaide's most-zone-shopped high schools. The bones are excellent — beach, train, school. The complications are coastal: hazards, recession, and a sea-level overlay that lenders quietly factor in.

Brighton Secondary is the price

If you're buying in Brighton with school-age children, the Brighton Secondary School catchment is usually the reason. It's a well-regarded comprehensive public school with significant academic and music programs, and the catchment boundary is the single largest price driver in the suburb. Coastal overlays — the part agents don't lead with

Beachfront and low-lying Brighton properties commonly carry one or more of:

  • Coastal Areas — setbacks from the foreshore, design controls
  • Coastal Flooding — finished floor levels must exceed flood planning level; insurance premiums elevated
  • Future Coastal Recession — long-term planning recognition that the coast will move inland over coming decades. Affects financing on the most beachfront blocks

The train is real value

The Brighton train station is the suburb's other major amenity. The Seaford line runs ~30 minutes to Adelaide CBD. Properties within 800 m of the station carry a real walk-up premium, particularly for commuting families.

  • CBD-quick commuters driving — 13 km gets ugly during peak hour. The train is the answer.

Brighton works because of three things stacked: beach + train + school. Address-specific due diligence matters more than usual here because (a) the school catchment edge runs through parts of the suburb, and (b) coastal overlays meaningfully change costs on beachfront homes.
